1. Scope of Advisory Services
Keystone Estates functions as an independent real estate advisory practice providing property identification, cadastral research, market intelligence, and transaction facilitation across South Delhi, Central Delhi, and adjacent Delhi NCR growth corridors. Content published on this platform is for guidance and evaluation purposes.
2. Mandatory Independent Document Verification
While Keystone Estates conducts rigorous preliminary due diligence on all curated properties, property acquisition involves sovereign legal and statutory procedures:
- Title Verification: Prospective buyers must verify original title deeds, chain documents, non-encumbrance certificates, and mutation records at the appropriate Sub-Registrar office prior to executing agreements.
- Sanctioned Plans & FAR: All structural measurements, floor area ratios (FAR), and building plan sanctions must be cross-checked against municipal guidelines (DDA, MCD, or Town and Country Planning authorities).
- Circle Rates & Stamp Duty: Transaction valuations and government duties must be calculated according to the applicable category circle rates in Delhi NCR.
3. No Scraping or Bulk Extraction Permitted
All editorial market dossiers, neighborhood analyses, photographic assets, and curated property records are proprietary intellectual property of Keystone Estates. Automated harvesting, web scraping, commercial redistribution, or mass mirroring of platform data is strictly forbidden.
4. Confidentiality & Non-Disclosure (NDA)
Confidential dossiers, off-market estate information, and private owner listings shared during partner advisory sessions are provided under strict confidential consideration. Clients agree not to disclose private property addresses, ownership identities, or pricing terms to third-party commercial intermediaries.
5. Limitation of Liability
Keystone Estates and its advisory partners shall not be held liable for commercial decisions made without verified legal representation, changes in municipal master plans, government circle rate revisions, or delays in registration formalities caused by third-party statutory bodies.
6. Governing Law & Jurisdiction
These Terms of Engagement are governed by and construed in accordance with the laws of the Republic of India. Any disputes arising from advisory mandates, website usage, or consultation engagements shall be subject to the exclusive jurisdiction of the competent courts in New Delhi.
